What It Costs to Build on Acreage in Graham and Young County

Two builds in Young County can carry the same floor plan, the same finish level, and the same square footage, and still separate by $60,000 before a single stud goes up. The difference is almost never the house. It is the lot, and specifically which side of the Graham city limit the lot sits on.
This is the part of a rural build that catches people who moved out from the Metroplex, where a lot arrives with water, sewer, gas, and power already waiting at the street. Out here that is a feature of a subdivision, not a feature of land.
In town you get utilities. Outside, you buy them.
Inside Graham city limits, most lots connect to city water and sewer. Lot prep looks a lot like lot prep in Plano: tie in, set the slab, go. That is why in-town Graham builds start around $425K on our Graham build page and why the schedule lands at the short end of the range.
Outside the city limits, three line items appear that simply do not exist on a serviced lot:
- A water well. Depth varies across the county, and depth is most of the price. Nobody can quote this honestly from a map.
- An on-site sewage facility. Septic, in plain language. The design depends on your soil, the size of the parcel, and the bedroom count of the house.
- Site clearing and access. Raw acreage needs a drive that a concrete truck can use, which is a real cost on a parcel that has only ever seen a pickup.
Taken together, our home build cost estimator carries $20,000 to $60,000 for well, septic, and clearing on a rural lot. That is a flat add, not a per-square-foot one, which means it lands hardest on smaller houses. A 1,800 square foot build on raw acreage absorbs the same well cost as a 4,000 square foot one.
Two permit desks, and the city line decides which
In-town lots permit through the City of Graham building department. Acreage parcels outside the city limits go through Young County instead.
Septic is its own track. Texas regulates on-site sewage facilities through the Texas Commission on Environmental Quality, which delegates permitting to authorized agents at the county level. Young County is one of those agents, so the septic permit is a county application with a county inspection, running on its own clock alongside the building permit.
The practical consequence is scheduling. A serviced lot has one approval path. An acreage build has two or three moving at once, and the septic design has to be settled before the house footprint is final, because the drain field needs somewhere to go.
Material runs cost you time before they cost you money
Graham sits far enough from the Metroplex that the supply chain behaves differently. A forgotten box of hangers is a two-hour round trip rather than a twenty-minute one, and that math applies to every trade on the job.
The fix is unglamorous: order long-lead items early and stage them at the project site rather than trusting a delivery window. That is how we run Graham jobs, including the Plum Street build.
What a Graham build runs
| Build type | Typical range | Timeline |
|---|---|---|
| In-town lot, city utilities | from $425K | 9 – 12 months |
| Young County acreage | $425K – $1.1M+ | 11 – 14 months |
Those ranges cover construction. Land is separate, and in Young County land is the variable that moves most, because a parcel with road frontage and a shallow water table prices nothing like a back parcel that needs a quarter mile of drive and a deep well.
Graham, Possum Kingdom, or somewhere between
Graham sits about 30 minutes west of Possum Kingdom Lake, and people looking at one often end up looking at the other. The two build differently. A lake lot brings slope engineering and shoreline permitting through the Brazos River Authority, which is covered on our lakefront home construction page. Young County acreage brings well depth, septic design, and access instead.
Of the two, Graham is the one with a hospital and a school district, which is why it tends to win when the house is a primary residence rather than a weekend place.
Buying an existing Graham house rather than building one puts you in different territory again. Remodeling in Graham and Young County covers how the permit split and the material logistics work when the house is already standing.
If you have a parcel in mind, walking it before you buy is worth more than any estimate written from an address. Slope, access, and where the drain field can legally sit decide what a parcel can carry, and all of it is obvious on foot and invisible on a listing. Bring whoever is going to build it with you, and see our custom home building process for what happens after that.
