Graham & Young County

Home Remodeling in Graham, TX

The hard part out here is getting someone to come look at it. We are already in Young County, and we bring the materials with us.

Why This Is Hard Here

Graham is a small enough market that most contractors skip it

Census figures put Graham at roughly 3,800 housing units, about two thirds of them owner-occupied. That is a whole town smaller than a single Frisco subdivision. A remodeler based in the Metroplex is looking at a two-hour drive each way for work they can find within twenty minutes of the shop, so most of the industry's capacity simply points elsewhere. That is a market-structure problem rather than a reflection on anyone, and it lands on the homeowner as a short list and a long wait.

We work in Graham because we are already out here. Our custom home work at Possum Kingdom Lake sits about thirty minutes east, and the builds we run in Graham itself put our trades and our trucks in Young County regularly.

How We Handle the Drive

The distance is a logistics problem, so we solve it before demo

Materials land before demo does

We buy and stage the long-lead items at the project before the first wall comes down. In Graham that is the difference between a schedule that holds and one that waits on a truck, because a forgotten box of hangers is a half-day round trip rather than a twenty-minute one.

Local trades who know the inspectors

The plumbers, electricians and framers we use in Graham have worked here for years. They know the soil, the inspectors, and which code interpretations the city actually enforces.

A workshop that keeps weather days useful

We have a warehouse and a shop rather than a truck bed. Cabinets get unpacked, sorted and assembled under a roof, and a rained-out day is still a working day.

What We Take On

Four kinds of work, one contract

Kitchen Remodeling

Layout changes, custom cabinetry, counters and backsplash, lighting circuits, and appliance integration.

Bathroom Remodeling

Walk-in showers, custom vanities, waterproofing taken to the studs, and tile work that holds up.

Whole-Home Remodels

Kitchen, baths, flooring, paint, trim and systems handled together, so the finished house reads as one project.

Additions

New square footage tied into an existing roofline and foundation, which is where the surprises usually live.

Building on land rather than remodeling what is there? The Young County acreage build guide covers what a well, a septic system and site access add before the house starts.

Permits

The city limit decides which desk you report to

In-town remodels permit through the City of Graham building department. Anything on acreage outside the limits routes through Young County instead. Where a project touches the septic system, that is its own application: Texas regulates on-site sewage facilities through the TCEQ, which delegates permitting to authorized agents at county level, and Young County is one of them. We pull whichever permits apply and run the inspection schedule.

Talk Through Your Project

Tell us what you have in mind and what the house is like now. We will come out, look at it in person, and put a written price in front of you before anything is committed.

Questions

Graham Remodeling Questions, Answered

Do you actually take remodeling jobs in Graham?

Yes. We work in Graham and across Young County, on in-town houses and on acreage outside the city limits. We have been building and remodeling since 2006 and have run projects in the Graham area alongside our Possum Kingdom work.

Who pulls the permit for a Graham remodel?

It depends which side of the city limit the house sits on. In-town properties permit through the City of Graham building department. Houses on acreage outside the limits go through Young County. We pull whichever applies and post the placard on site.

How far ahead do I need to plan?

Further than a Metroplex job. We want the selections settled and the materials on hand before demolition starts, because a mid-job material substitution costs far more time here than it would in Dallas.

What happens if you find a problem once the walls are open?

On roughly half the remodels we take on, demolition turns up something the plans did not show: a leaking pipe, previous work done badly, or framing that was never right. We stop, show you what is there, price the fix in writing, and you decide before we carry on.

What warranty comes with the work?

A written warranty covering one year of workmanship, two years on major systems, and five years structural.
